Qualification Standards
ID & Social Security #
- Guest(s) must have current photo identification and a valid social security number
Income
- Guest(s)' monthly household income must exceed three times the rent or must have total assets exceeding three times the annual rent. Ex. monthly rent =$4,000 must have $144,000+ in assets.
- All income must be from a verifiable source. Unverifiable income will not be considered. For self employed guests, annual averages will be verified.
- Guests must satisfy all requirements. Co-signers are not permitted to help satisfy requirements.
Credit
- Guest must exhibit a responsible financial life with a minimum household average credit score of 600+.
- An average credit score between 600-650 will require an additional security deposit.
Background
- A criminal and eviction background check will be conducted on all guest(s) over 18
- Guests' background must exhibit a pattern of responsibility.
- Guests must receive positive references from all previous hosts/landlords for the previous 2 years.
